How to read a contractor's estimate

Two estimates for the same kitchen can be tens of thousands apart, and the difference is usually in the details. Here is how to read one like a builder.

Step by step

  1. Find the allowancesAllowances are placeholder dollars for finishes you have not chosen. If they are too low, your real cost will climb later.
  2. Check the scope and exclusionsRead what is included and, just as important, what is excluded. Demo, haul-away, and permits should all be addressed.
  3. Look at the payment schedulePayments should track progress, not arrive all up front. Tie money to milestones you can see.
  4. Compare the same gradeMake sure each bid quotes a similar grade of cabinets, counters, and fixtures before you compare the totals.

Ask the contractor to walk you through the estimate line by line. How they answer tells you how they will communicate during the build.
