Descanso is a quiet mountain community along Old Highway 80 just east of Alpine, and for most of San Diego County it is the kind of place you pass through on the way to Julian or Cuyamaca. But people live out here year-round, and they have older cabins and rebuilt post-fire homes that need real contractor attention. Descanso Junction, the Green Valley area, the Sweetwater River corridor, and Guatay are all part of this scattered community. Many properties here are on private well and septic, and homes rebuilt after the Cedar Fire often went in with minimal infrastructure upgrades at the time, meaning older septic and well systems are still in service. Any significant plumbing scope in a bathroom or kitchen project may require a septic review through the county's Environmental Health department before permits issue. The Cuyamaca area sits close to state park land, which can affect lot lines and what is buildable on some parcels. Older homes in Guatay and the Pine Hills area sometimes have undersized electrical panels, original plumbing, and no wall insulation.
